Seven bedrooms, five bathrooms and a capacity for 15 guests. Operated since May 2025 and officially inaugurated on 22 September 2026, Le Bois Dormant is housed in a historic building in the Kaysersberg valley.

There is no key box here. Mylène Vrtikapa, head of development for the Lisela & Cap towards the East reception hub of the LK group and also in charge of the gîte, handles check-in and check-out. “I was aiming to foster a client relationship. The place deserves to be explained and for us to take the time to welcome guests.” she explains.

The 480 m² house notably features an outdoor jacuzzi, a pétanque court, a games room, a library and a vintage bar. The positioning is deliberately geared toward groups, with a maximum capacity of 15 people.

“We really wanted to keep just this one structure since there are very few gîtes that can accommodate groups of 15 people.”, emphasises Mylène Vrtikapa.

After a first year of operation, the feedback has been described as “excellent.” The gîte welcomes families, groups of friends and already repeaters.

From the Gîte to a Tourism Offering

Le Bois Dormant must not remain merely a group accommodation.

With Lisela, the group’s receptive brand specialized in the Grand Est, the aim is to build complete stays.

“With Lisela, we offer packages and build a complete offering around the stay.” explains Mylène Vrtikapa.

Transfers from Colmar, team-building activities, guided hikes or a lunch at a farm inn can be integrated into the stays. This offering makes it possible to target companies and small executive committees seeking a setting to work differently.

Well-being is another axis of development. Mylène Vrtikapa, who has been pursuing a three-year course in naturopathy, wishes to develop thematic retreats.

A first offering has been launched around yoga, naturopathic cuisine, sound baths, relaxation, making homemade remedies and hiking.

For 2027, other formats are being considered, notably focusing on women and menopause. “That’s a bit my personal touch to make the gîte not only a weekend group venue but also diversify with companies and a wellness angle.”, notes the daughter of Michelle Kunegel, LK Tours’ managing director.

The programs are available directly on the Le Bois Dormant Gîte site and listed via Ty-win. “Meetings through the France DMC Alliance network allowed us to be listed on Ty-win, which now lets us integrate the offering directly on our website.

The goal was also to avoid losing customers with a complicated journey. They land on the gîte’s site, see their wellness retreat and can book directly, without wondering why they are redirected to the Lisela site.”
, explains Mylène Vrtikapa.

Behind Le Bois Dormant is also a story of transmission. Mylène Vrtikapa belongs to the LK group’s fourth generation and has worked in the company for over ten years.

“I wanted to write my own story within the family history,” she says.

The project was supported by the group. It responds in particular to a long-standing need: having a venue for LK’s own meetings, seminars and trainings.

The Receptive Arm in Times of International Volatility

This new step in the group’s diversification strategy comes as Lisela, created in 2020, continues to expand its Grand Est receptive offering. The brand is notably attracting foreign clients from the United States or Canada.

But 2026 proved more challenging for distant markets. “With everything that happened in the Middle East, airfares exploded,” notes Mylène Vrtikapa. “Distant clients could not afford paying a plane ticket whose price had doubled.”

The receptive arm therefore strengthened its European and regional network, working more with coaches, agencies, associations, groups of friends and companies.

This evolution, she adds, confirms the value of diversification. In the unstable context we are in, diversification is important. Tourism is directly subject to the fluctuations of world events.

The LK group, which counts more than 800 employees according to Mylène Vrtikapa, has also been working for two years on integrating AI, with several working groups involving the teams.

Behind diversification, the family group mainly aims to prepare for the future. “If we want to be here again in 20, 30, 40 years, we must adapt to the world today.”
